Wayzata real estate: fall market vibes & what you need to know
As the leaves change, so does the real estate game in Wayzata and the surrounding school district. Whether youâre buying or selling, understanding this fall market is key to making your next move.
Buyers: Time to Strike While the Listings Are Low
For buyers, fall in Wayzata offers a chill vibe. New listings are down 20% in August, and closed sales dipped by 10%, meaning thereâs less competition and more time to find the one. Plus, with sellers eager to close before winter, you might find some room for negotiation.
Over in the Wayzata School District, itâs a different story: new listings are up a whopping 53.5%, with closed sales rising 17.1%. If youâre in the market for a family-friendly neighborhood near top-rated schools, fall is still prime time to score your dream homeâwhether itâs lakefront or walking distance from class.
Sellers: Make It Cozy & Competitive
If youâre selling, Wayzata remains a hot spot, especially for luxury homes. But heads up: the average days on market has spiked 155% (now at 102 days), so patience is key. That said, homes in the Wayzata School District are still moving faster.
Fall is your moment to shine. Think fireplaces, outdoor entertaining spaces, and scenic lake viewsâbuyers love those cozy vibes this time of year. And donât forget: homes in the district are still getting strong offers, with sellers receiving 97.3% of the original list price on average.
Market Trends: Price, Inventory, & What It Means for You
Wayzataâs median sales prices are holding steady at $1.425M, but the average sale price took a dip, dropping 21.5% to $1.3M. Meanwhile, the Wayzata School District saw the average price per square foot jump 8.7%, thanks to strong demand.
Inventory is the name of the game this season. In Wayzata, homes for sale are up 75%, giving buyers more options and sellers a reason to get strategic with pricing and marketing. Six monthsâ supply means thereâs time to find a buyer, but standing out is more important than ever.
Why Wayzata Stays Winning
Whether itâs lakeside living, top-tier schools, or proximity to downtown, Wayzata is still one of Minnesotaâs most sought-after spots. Families, professionals, and retirees alike are drawn to the areaâs charm, and that isnât changing anytime soon.

MnDOT alert: highway 55 closures update
If your weekend plans involve Highway 55, you might want to take note of these upcoming closures.
Eastbound Highway 55 Shutdown Starting Sept. 20
Starting tonight at 10 p.m. (Friday, Sept. 20), eastbound Highway 55 between County Road 101 and Fernbrook Lane N. is going dark until 5 a.m. Monday, Sept. 23. Oh, and the south side of the Fernbrook Lane intersection? Thatâs closed too.
The good news: you can still cross eastbound Highway 55 to hop on the westbound side.
MnDOT crews are doing some stormwater and signal upgrades as part of their ongoing pavement improvement project.
Hereâs how to get around it:
Eastbound Hwy 55: Detour via County Road 101 (north) to County Road 10/Bass Lake Road (east) to I-494 (south).
Northbound Fernbrook Lane N.: Head west on County Road 6, north on Vicksburg Lane, then east on County Road 9.
Southbound Fernbrook Lane N.: West on Hwy 55, south on Vicksburg Lane, and east on County Road 6.
But wait, thereâs more!
The westbound side of Hwy 55 is getting its own closure starting at 10 p.m. on Friday, Sept. 27 through 5 a.m. on Monday, Sept. 30. This oneâs between the I-494 interchange and Fernbrook Lane N. Mark your calendars.
For westbound detours, take southbound I-494 to westbound County Road 6, then head north on County Road 101.
Weather delays could mess with these plans, so keep an eye on the forecast. For all the latest updates and to sign up for email alerts, head over to MnDOTâs project page.
